Mumbai Property Registrations Surge 8.3% in July, Highest in 14 Years

Mumbai city is projected to record 13,617 property registrations in July 2026, an 8.3% year-on-year increase, marking the highest July performance in over 14 years. Stamp duty collections are expected to reach Rs 1,223 crore, reflecting an 8.9% YoY rise. The surge indicates sustained homebuyer demand despite a high base, with sequential growth of 2% in registrations and 13% in revenue. Mumbai city is projected to record 13,617 property registrations in July 2026, marking an 8.3 per cent year-on-year increase and touching the highest July month collection in over 14 years, a report said on Friday.

The report from Knight Frank India said the Maharashtra government is expected to collect Rs 1,223 crore in stamp duty during the month marking an 8.9 per cent YoY rise.

The surge in property registrations reflect sustained homebuyer demand despite a high base, the firm noted.

On a sequential basis the city recorded 13 per cent MoM rise in revenue collection and 2 per cent MoM hike in registrations

The July 2026 property registrations figures surpassed the previous peak of 12,579 registrations in July 2025.

Revenue collections also climbed to their highest July level at 1,223 crore higher than 1,123 seen in previous year. It showed a steady upward trajectory since 2021.

Shishir Baijal, International Partner, Chairman & Managing Director, Knight Frank India, said that Mumbai's residential market continues to demonstrate remarkable depth, recording its strongest July performance in over 14 years despite a high comparative base.

"The sustained momentum reflects resilient end-user demand and enduring confidence in homeownership. While transaction volumes remained broadly stable both year on year and sequentially, revenue recorded a marked increase, underscoring sustained demand for higher-value homes," he said.

"Even as buyers become more discerning, demand for quality residential developments remains healthy, supported by the city's strong economic fundamentals, infrastructure-led growth and long-term investment appeal," he added.

Mumbai city recorded 80,221 property registrations across primary and secondary segments in H1 2026, marking a 6 per cent year‑on‑year increase and the strongest first‑half performance since 2013, a recent report had said.

State government revenue through stamp duty collection from these transactions rose 4 per cent YoY to Rs 6,968 crore, which is also highest since 2013.
